The Grand County Association of REALTORS® and the Grand County MLS offer several ways to belong, participate, or subscribe. Association membership, MLS access, and SentriLock access are separate choices with separate fees.

Which option fits your situation?
Primary REALTOR®
Choose this when GCAR will be your primary REALTOR® association.
You pay local, Colorado Association of REALTORS®, and National Association of REALTORS® dues through GCAR.
MLS access is optional and is not included automatically.
GCAR Designated REALTOR® membership is required for an affiliated licensee to select GCAR as their primary association.
Secondary REALTOR®
Choose this when you already hold primary REALTOR® membership with another association and also want GCAR membership.
Secondary REALTOR® members receive the same GCAR membership privileges as Primary REALTOR® members, including the right to vote and hold office. National dues are paid through the member’s primary association.
MLS access is separate and may not be conditioned on joining GCAR as a Secondary REALTOR® member.
MLS-Only REALTOR® Subscriber
Choose this when you are a REALTOR® through another association and only need Grand County MLS access.
You do not have to join GCAR as a REALTOR® to subscribe to the MLS.
The firm’s Broker of Record must participate as the GCAR Designated REALTOR® and MLS Participant.
MLS-Only Colorado Licensee
Choose this when you hold an active Colorado real estate license but are not a REALTOR® through any association.
The Broker of Record shown for the firm by the Colorado Division of Real Estate must participate in the Grand County MLS as the firm’s MLS Participant.
Affiliate Member
Choose this if you are a real estate industry-related professional who wants to connect with REALTORS® in Grand County.
Affiliate membership includes networking, education, newsletter, directory, InfoHUB roster access, and advertising and sponsorship opportunities.
MLS access is limited to licensed or certified appraisers, licensed mortgage brokers, and title agents.
Unlicensed Assistant or Administrator
Choose this for an unlicensed person who needs limited access to support an existing Grand County MLS subscriber.
Licensed assistants and transaction coordinators must select the appropriate REALTOR® or MLS subscriber category instead.

GCAR Broker of Record and Designated REALTOR® requirements
By local GCAR policy, the Broker of Record shown for the firm by the Colorado Division of Real Estate must serve as the firm’s Designated REALTOR® with GCAR. GCAR does not recognize a different principal or managing broker as the firm’s Designated REALTOR®.
For an affiliated licensee to select GCAR as their primary REALTOR® association, that Broker of Record must hold GCAR REALTOR® membership as the firm’s Designated REALTOR®. The Broker of Record’s GCAR membership may be primary or secondary.
For a REALTOR® office, the Broker of Record must be established as the firm’s GCAR Designated REALTOR® and MLS Participant. For a non-REALTOR® Colorado real estate office, the Broker of Record must be established as the firm’s MLS Participant; GCAR REALTOR® membership is not required.
This local Designated REALTOR® requirement does not prevent an individual REALTOR® from joining GCAR only as a Secondary REALTOR® member. Under NAR policy, a Secondary REALTOR® applicant may join without requiring the Broker of Record or Designated REALTOR® they are affiliated with to join GCAR.

Before applying for MLS access
Your office must already be established with the Grand County MLS. The Broker of Record shown for the firm by the Colorado Division of Real Estate must submit the office application and participate in the MLS. For a REALTOR® office, the Broker of Record also serves as the firm’s GCAR Designated REALTOR®. For a non-REALTOR® Colorado real estate office, the Broker of Record serves as the firm’s MLS Participant without becoming a GCAR Designated REALTOR®.
If your office does not appear in the application, the Broker of Record—or the appraiser of record for an appraisal office—must complete the New Office Application. Applications submitted by another licensee, managing broker, office administrator, or staff member will not be processed.

Affiliate MLS eligibility: Licensed or certified appraisers, licensed mortgage brokers, and title agents may also apply for Grand County MLS access. Other Affiliate professions are not eligible for MLS access.
Certain licensed or certified appraisers may qualify for the Affiliate membership option authorized for appraisal professionals.
Renewal: Annual Affiliate dues are billed in October and must be paid by December to maintain active membership for the following year.

Current membership and subscription fees
Application fees are one-time while membership or subscription remains active. REALTOR® and Affiliate annual dues are prorated for qualifying new memberships based on the month joined. Renewing members owe the full annual dues amount and are not eligible for proration. Monthly subscription fees are billed separately.

For Secondary REALTOR® billing, GCAR treats Colorado and the contiguous states identified in the application as In-State. Members whose primary association is outside that group are billed as Out-of-State, and GCAR collects the applicable Colorado Association of REALTORS® dues.

Important fee information
- Dues are nonrefundable once remitted.
- GCAR sends an email warning when dues or fees are 15 days past due. At 30 days past due, membership is suspended and a $100 reinstatement fee is assessed. At 60 days past due, membership is terminated; reinstatement requires a new application, all applicable application fees, and payment of the full past-due balance.
- State and national dues may be transferable when primary membership moves to another local association. Local dues and the NAR Consumer Advertising Campaign assessment are not prorated or transferable after payment.
- The application begins with a small card-validation charge. Actual fees are assessed after staff review and approval.
- Autopay is available. Access begins only after approval and payment.
- All applications are subject to approval by the Board of Directors.
